The house is the trip

Get the house wrong and a group trip becomes a line for the shower, dinner split across three rooms and nowhere to land at night. Get it right and the best hours happen at home: one long table, a game room going late, everyone outside by the fire. These are five homes near Asheville that sleep 12 to 28, picked the way we’d pick them for friends.

Full disclosure: we host two of these, Hygge House and Arc Haus, and we'd happily stay at all five. Nobody paid to be here.

Why the right house makes the trip

With ten or more people, the house isn’t just where you sleep. It’s where most of the trip actually happens, so the details decide whether everyone has a good time.

  • i.Everyone sleeps well. Real bedrooms and enough bathrooms keep the mornings calm.
  • ii.Dinner happens together. A table that seats the whole group is worth more than a fancy kitchen.
  • iii.Nights stay in. A game room, a fire and a hot tub mean nobody has to be the designated driver.

01 Hygge House

One of ours

Swannanoa About 20 min from downtown Asheville

Sleeps 16 5 bedrooms over 3 levels

  • Five bedrooms over three levels, so early risers and night owls aren’t sharing a hallway
  • A deck on every level, with an outdoor gas fireplace on the top deck
  • A game room for whoever isn’t ready for bed
  • The evening ritual: a four-person cedar barrel sauna and six-person hot tub on the covered lower deck, open year round
  • Yoga mats in the house, and up to 2 dogs welcome

Who it's forFor a friend trip or a calm, wellness-minded bridal group that wants the evenings built in: a long dinner on the deck, a game room, and the sauna and hot tub to end the night. The sauna seats four, so with a full house it runs in rounds.

Who it's forFor close friends or a milestone birthday that would trade a quicker drive into town for long views and more quiet. Fourteen people in three bedrooms means sharing rooms, so it suits a tight crew better than couples who each want a door to close.

Who it's forFor a family reunion or a milestone birthday too big for anywhere else. Twenty-eight is the maximum, and guests say it’s most comfortable for about 18 to 20. Dinner is split between a table for eight and a breakfast nook for eight, so plan a buffet night.

Who it's forFor two or three families traveling together, where the kids need somewhere to run. Split that many ways it’s one of the better values here. Three bathrooms for 18 is tight, and it opened in 2026, so its track record is short.

Questions people ask

What’s the best Asheville rental for a large group?

For 12 to 16 people, look for enough real bedrooms, one table everyone fits around and somewhere to gather at night. Hygge House sleeps 16 in five bedrooms, about 20 minutes from downtown, with a game room and a sauna and hot tub on the covered lower deck. Arc Haus sleeps 14, about 25 minutes west, with mountain-view decks and the same size sauna and hot tub. For bigger groups, Electric Grove Estate sleeps up to 28 and BlueRidge Wonderland sleeps 18.

Where can 20 or more people stay near Asheville?

Electric Grove Estate sleeps up to 28 across eight bedrooms, under 10 minutes from downtown according to the host. Guests say it’s most comfortable for about 18 to 20, and dining is split between two tables of eight.

Is there a group rental walkable to downtown Asheville?

Very few homes that sleep 12 or more are walkable to downtown Asheville, and the ones that exist are mostly new with few reviews. The best walkable pick we found is Indigo Weaverville: a short walk to Weaverville’s Main Street and about 15 minutes’ drive from downtown Asheville.

Which Asheville group rentals are dog-friendly?

Four of the five welcome dogs: Hygge House (up to 2), Arc Haus, Electric Grove Estate (up to 5) and BlueRidge Wonderland (1). Indigo Weaverville doesn’t allow pets. Check each listing for pet fees before you book.

Do the hosts pay to be on this list?

No. Nobody pays to be included. We host two of the five, Hygge House and Arc Haus, and they’re labeled on the page. The other three are stays we’d book ourselves.
